GENERAL STATEMENT OF JOB

 

Installs, maintains, and repairs ventilation, air conditioning and environmental control systems under limited supervision.  Determines the materials, tools, and repair procedures needed to complete work order requests. Supervises the work of lower grade electrical tradesmen and work crews on the job.  Resolves most of the HVAC problems encountered.  Reports to the director of maintenance.

SPECIFIC DUTIES AND RESPONSIBILITIES

 

ESSENTIAL JOB FUNCTIONS

Maintains boilers, circulator pumps, hot water heaters, air conditioners, and heat pumps.

 

Troubleshoots and repairs electrical control circuits, using electrical test devices.

 

Replaces faulty thermostats, wiring, and controls.

 

Checks accuracy and calibrates electrical, pneumatic, and electronic control systems.

 

Overhauls small reciprocal compressors.

 

Cleans, lubricates and services ventilation, air conditioning, and environmental control equipment.

 

Sets ventilation, air conditioning, and environmental control equipment into place.

 

Wires controls.

 

Adjusts and balances distribution systems to achieve maximum energy efficiency.

 

Uses recycle and recovery equipment.

 

Changes filters.

 

Performs preventative maintenance procedures on boilers, chillers, air conditioning, freezers, and kitchen appliances.

 

Repairs low grade refrigeration and kitchen appliances.

 

Requisitions materials as needed.

 

Receives oral or written work requests and sets priorities for assigned work crews.

 

Assures work quality of work crews.                                                 

                                                                                   

Records time and materials expended on each job.

 

 

 

 

ADDITIONAL JOB FUNCTIONS

 

Receives training and inservice pertinent to the job function.

 

Performs other routine maintenance functions such as unloading food truck, operating fork lift and backhoe, various repairs, and carpentry as assigned by supervisor.

 

MINIMUM EDUCATION, TRAINING AND EXPERIENCE

 

 

Three to five years of experience in the installation, maintenance, or repair of HVAC and related environmental control systems. Must hold a heating and/or air conditioning license based on State requirements, as directed by the Board of Examiners of Heating, Air Conditioning, and Fire Sprinkler Contractors. Must be knowledgeable of basic first aid procedures in event of electrical shock. One to three years of experience in HVAC installation & maintenance preferred. Must hold an appropriate North Carolina Driver’s License for the weight and type of vehicle operated as required by the Department of Motor Vehicles. Must hold a valid N.C. state driver’s license.

 

 

MINIMUM QUALIFICATIONS OR STANDARDS REQUIRED

TO PERFORM ESSENTIAL JOB FUNCTIONS

 

Physical Requirements:  Must be physically able to stoop, kneel, walk, crawl, lift, work in awkward positions and enclosed places. Must be physically able to drive a car. Must be able to lift and carry items weighing 75 pounds.  Physical demand requirements are for heavy work. Must be able to work inside and outside as required. May be subject to high dust areas, inadequate lighting areas, high moisture and wet areas, maintenance and cleaning chemicals, and extreme hot and cold areas.

 

Interpersonal Communication:  Requires the ability to speak and/or signal people to convey or exchange information.  Includes giving instructions, assignments or directions to subordinates or assistants.

 

Language Ability: Requires the ability to read simple forms.  Requires the ability to prepare time sheets.

 

Reasoning Ability:  Requires the ability to apply common sense understanding to carry out instructions furnished in written, oral or diagrammatic form.

 

Verbal Aptitude:  Requires the ability to record and deliver information, to explain procedures, to follow oral and written instructions.  Must be able to communicate effectively and efficiently in standard English.

 

Numerical Aptitude:   Requires the ability to utilize mathematical formulas, to add, subtract, divide and multiply.

 

Motor Coordination:  Requires the ability to coordinate hands and eyes to accomplish maintenance and repair tasks.

 

Manual Dexterity:   Must have minimal levels of eye/hand/foot coordination.

 

Interpersonal Temperament:  Requires the ability to deal with people beyond giving and receiving instructions.  Must be adaptable to performing under moderate levels of stress.

 

Physical Communications:  Requires the ability to talk, see, and hear.

 

 

KNOWLEDGE, SKILLS AND ABILITIES

 

Considerable knowledge of heating, ventilation and refrigeration theory.

 

Considerable knowledge of the practices, methods, materials, and equipment used in the  maintenance and repair of HVAC equipment.

 

Working knowledge of the design and operation of centrifugal and reciprocal compressors.

 

Working knowledge of the design and operation of pneumatic control systems.

 

Working knowledge of electricity.

Ability to diagnose equipment malfunctions and prescribe repair procedures.

 

           

Ability to use recycle and recover equipment.

 

Skill in the use of tools and equipment utilized in the repair of ventilation, air conditioning, and environmental control equipment.

 

Ability to follow blueprints and diagrams.

 

Ability to analyze building heating and air conditioning requirements and recommend systems or modifications.

 

Ability to provide leadership to employees in this class.

 

Ability to assign and direct the work of employees.

           

Ability to exercise independent judgment and initiative in completing work assignments.

 

Ability to establish and maintain effective working relationships with staff.
